OUTBUILDINGS:
Resolution Regarding Outbuildings
DEFINITION AND DESCRIPTION:
Outbuildings include freestanding: sheds, garages, playhouses, outdoor gyms, greenhouses, storage buildings, gazebos, patios, covered decks, back yard arbors and trellis’, barns, tents, swimming pool cabanas,tree houses any other temporary structures on an owners property lot.
Plastic or metal enclosed outbuildings may not be placed on any lot.
Outbuildings may not be placed on any non-housed, empty, vacant lot or parcel, the exception being Stone Valley public areas as authorized by the Stone Valley Directors Board or Declarant.
Outbuildings will not include recreational trailers or other roadable vehicles with wheels removed.
One enclosed outbuilding will be allowed per home. Enclosed is defined as an walled.-in with closed roomed interior, shingled roof structure with a solid door access. If the existing home has, or a home to be constructed will have, an attached garage with cemented driveway street access, a second garage may not be constructed on any homeowner’s lot.
Garage is defined here as a automobile, truck or other large motorized vehicular storage outbuilding.
PLACEMENT:
- Outbuildings must not be attached to the home, fencing or other lot structure.
- Outbuildings must be located 10 or morefeet fromthe backside of the home.
- Outbuildings must not be visible from any street or common area which the home fronts.
- Outbuildings must beplaced only in the home’s backyard within the fence lines; and, and adhere to all Stone Valley CC&R ARTICLE XXX SETBACK LINES
- Outbuildings must not encroach on city-county easements; and/or impede storm water drainage or runoff.
- Outbuildings larger than 120 square feet are not allowed except that a garage may not exceed 800 square feet per Stone Valley CC&R ARTICLE X OUTBUILDING REQUIREMENTS.
- Outbuildings must not exceed more than ten percent (10%) of the total square footage of the home owner’s backyard area. This extends and supplements the Stone Valley CC&R ARTICLE X OUTBUILDING REQUIREMENTS that outbuildings not be larger than ten percent (10%) of the main dwelling’s floor area.
CONSTRUCTION:
All outbuildings must be one story in height per Stone Valley CC&R ARTICLEX OUTBUILDING REQUIREMENTS.
Enclosed outbuildings must be placed on a permanent raised stone or concrete foundation, bottom framing secured to that foundation, constructed with treated wood, exterlors covered with hardy plank, shingled to match the home roof shingles and painted to match the home’s exterlor paint color.
Roof heights are limited to 8 feet on enclosed structures; and, 10 feet heights on all other non- enclosed structures such asarbors, gazeboes trellises.
Shingled roofs must be gabled and with a 4:I pitch slope. Flat shingled roofs are not allowed.
Gas, water, electric utilities or solar devices attached to any outbulldlng structure must be Installed to meet city, county, state building and/or utility codes.
GENERAL ITEMS:
All materials stored in outbuildlngs must not cause a health or fire hazard to homes owners and/or neighboring home owners.
Deteriorated, abandoned or non-approved outbulldlngs must be removed by the home owner at the owner’s expense within 30 days after written notification by the Board of Directors or their Declarant.
